Built in 2009, the eclectic wooden home is masterfully tucked away in the palms for ultimate privacy. It has spacious covered decks on both upper levels to enjoy the breeze and feeling of living in a treehouse. It is a sturdy and solid house on municipal power and uses rainwater catchment for water. There are hurricane shutters and three large bodegas on the ground floor for storage, workshop and backup solar power housing.

The house is 20’x50’ (1000 sqft per floor) with a 10’ wide deck that runs the length of the house in front on both floors. A 2000 square foot house is quite the rarity on Caye Caulker and the large open spaces allow for a near constant breeze. The main floor is one story up and includes the living room and kitchen with a half bath while the top floor has two bedrooms, each en-suite with full bathroom. The huge bedrooms are 20’x20’ each.

The west facing dock is neatly placed amongst the waterfront mangroves and extends out 75 feet from the shore (with permission to extend another 25') to provide gorgeous western views of the ocean and wonderful sunsets. The diverse flora and vegetation on the vast grounds is tremendous. Rare on the caye.

As you approach the house from the sea, to the left there are about 25 banana and plantain trees. Behind them are 6 dragon fruit trees, an avocado tree and 3 lime trees. The land is also home to 60 coconut trees, 2 pomegranates 2 lemon trees, 3 custard apple trees, a sour sop and a mango. There are several large sea grape trees with more having been planted. There are also some bushes: local berry called a cherry and a couple other black and red berry bushes.

Entering the property from the street side, to the right there are the pomegranate and lemon trees. Several varieties of orchids and bromeliads are affixed to the house posts. There are many wild ginger plants in red and pink along with 5 heliconia, some rain lilies and three orchid trees. A few varieties of bougainvillea, and many tropical plants.

Though the house on municipal power, it has a solar system as backup. There are solar panels on the roof that measure 5’x10’ and an inverter. The only thing missing from this system is the batteries. Once the new owner purchases batteries, this system should be up and running. The house uses 16 batteries to power the house for about 5 days if very overcast. There is also a solar water heater with an 80 gallon tank.

The rainwater catchment system includes 5 rotoplast vats: 3 are 2500L, 1 is 340L, and 1 is a 5,000L tank, roughly 13,000L total water storage for house. There is also a 5,000 gallon stand alone wooden vat which can be used to water the plants but is drinkable. Additionally there is a well that has brackish water which can be used to water some trees and the compost piles. You also have the ability to hook in to BWS city water if so desired in this area. The best of both worlds!
